Type "Wilton MN homes for sale" into a real estate portal and watch what happens. Bemidji shows a number. Cass Lake shows a number. Laporte, Blackduck, Solway, Tenstrike, even Puposky, a place a fraction of Wilton's size, all return a clean Zillow Home Value Index. Wilton returns a dash. As of late summer 2026, the Beltrami County towns Zillow tracks each carry a specific figure, several of them under 400 people, and Wilton sits among the blanks.

That gap is not a sign the town lacks real estate activity. It is a sign the data has nowhere consistent to land.

A City Hall on a Township Map

Most of the places surrounding Bemidji are townships, which in Minnesota means they have supervisors and a clerk but no municipal government in the incorporated sense. Wilton is not one of them. Beltrami County's own list of local elected officials names eight incorporated cities in the county: Bemidji, Blackduck, Funkley, Kelliher, Solway, Tenstrike, Turtle River, and Wilton. Wilton has a town hall that processes its own building permits, a detail that matters the moment someone wants to add a garage or move a shed line. A city with permit authority operates under different rules than the unorganized township land around it, where those decisions typically run through the county instead.

That distinction rarely shows up in a listing description. A buyer comparing "Wilton" to "Bemidji Township" or "Northern Township" is comparing two different kinds of local government, not two flavors of the same rural setting.

One Small City, Two Different ZIP Codes

Here is where it gets genuinely strange. Ask the U.S. Postal Service's own address data where Wilton sits and you get an answer that splits down the middle. Some ZIP databases list Wilton, MN as an accepted alternate name under 56601, the same code Bemidji uses. Others, pulling from a different set of postal and Census sources, attach Wilton to its own separate code, 56687, tied specifically to a town of roughly 365 to 369 residents on 2.32 square miles of land.

Both are technically defensible. Mail addressed to "Wilton, MN 56601" gets delivered. So does mail addressed to "Wilton, MN 56687." What that means in practice is that an agent entering a sale into the MLS, or a county assessor logging a parcel, has two legitimate ways to file the same transaction. One version of that sale files under Bemidji's ZIP and disappears into a much larger dataset. The other files under Wilton's own code and stays visible, but only if the listing agent happened to use it.

Why the Portal Search Comes Up Empty

This is the mechanism behind that dash on Zillow. A median home value only means something if enough comparable sales get logged the same way. When a town's sales are splitting between two ZIP codes depending on which one an agent typed in, neither dataset gets deep enough to generate a reliable number. The pattern shows up twice on Zillow alone. Wilton's own listings page carries a sidebar of home values for more than a dozen neighboring towns, Bemidji, Cass Lake, Laporte, Bagley, Shevlin, Clearbrook, Puposky, Blackduck, Solway, Gonvick, Tenstrike, Pennington, and Lengby among them, without ever populating a figure for Wilton itself. Zillow's separate page of recently sold homes across the whole county repeats the same gap, listing dollar figures for Bemidji, Shevlin, Clearbrook, Blackduck, Kelliher, Tenstrike, and others while leaving Wilton blank alongside a handful of the county's smallest unincorporated places.

A missing median is not the same as a low-activity market. Bemidji has thousands of residential addresses and years of consistent MLS entries pulling under one ZIP. Wilton has a few hundred people and a data trail that forks every time a new sale gets recorded. The absence on your screen is a filing problem, not a market signal.

The Land Next Door Borrows the Name

There's a second layer to this, and it shows up in how rural land near Wilton actually gets marketed. One rural land listing just outside Bemidji described itself as close enough to "Bemidji, Wilton, and Solway" for convenience, while still being far enough out for dark skies and privacy. That description is accurate and also revealing. The parcel wasn't inside Wilton's city limits. It was using Wilton as a directional anchor, the way someone might say a property is "near" a familiar town without meaning it sits inside that town's boundary.

That's common practice and it isn't misleading on its own. But it means the word "Wilton" shows up in listing copy for a wider ring of land than the 2.32 square miles the incorporated city actually covers. Anyone searching by place name alone, rather than by parcel or municipal boundary, is pulling in acreage that may sit in Bemidji Township, Grant Valley Township, or another surrounding jurisdiction entirely, each with its own permitting and tax setup separate from Wilton's own city hall.

What This Actually Changes When You're Pricing a Home Here

None of this means Wilton is unknowable. It means the usual shortcuts don't work here the way they do in a place like Bemidji, where one ZIP code and one dense dataset make portal medians reasonably trustworthy.

For a buyer or seller working in Wilton, the practical fix looks like this:

  • Ask your agent to search sold data by municipal boundary or parcel ID, not by ZIP code or portal-drawn map. The MLS can filter by the actual incorporated city limits, which a ZIP-based search cannot replicate.
  • Confirm whether a listing described as "in Wilton" sits inside the 2.32 square miles of the city itself or in the surrounding township, since permitting and building authority differ between the two.
  • Treat any online "Wilton median" you find as a fragment, not a full picture, since the same pool of sales may be split across two ZIP codes depending on how each transaction was filed.

None of that is a knock on the town. A city small enough to have a population under 400 was never going to generate the same statistical weight as its larger neighbor next door. The point is knowing which number you're actually looking at before you build an offer or a listing price around it.
